Property Taxes

The Municipality of French River is responsible for issuing property tax bills and collecting payments. Property taxes provide the primary source of funding for the essential services we deliver to our community, including road maintenance, emergency services, waste collection, and recreational facilities.

Understanding Your Property Taxes

The amount of property tax you pay is based on:
        • The assessed value of your property, as determined by the Municipal Property Assessment Corporation (MPAC);
        • The property tax class, such as residential, commercial, industrial, or farm;
        • The municipal tax rate established annually by Council; and
        • The education tax rate established by the Province of Ontario.

Simplified Tax Calculation

Formula: Property Tax = (Municipal Rate + Education Rate) × Property Assessment Value (CVA)

Other levies, fees, adjustments, or charges may also appear on your property tax bill.

MPAC is responsible for classifying and assessing properties in Ontario. The Municipality does not determine your property assessment. To learn more about your assessment, update your property information, or request a reconsideration, visit Municipal Property Assessment Corporation (MPAC).

Property Tax Due Dates

Property taxes are generally billed in four installments:
        • Two installments on the interim tax bill; and
        • Two installments on the final tax bill.

The applicable due dates are printed on your property tax bill. Taxpayers are responsible for ensuring payments are received by the Municipality by the due date, even if a bill is delayed or not received.

Late payment penalties and interest may apply to outstanding balances in accordance with municipal policy and provincial legislation.

Property Tax Payment Options

We offer several convenient ways to pay your property taxes:

• By Mail: Send a cheque payable to "Municipality of French River"
• In Person: Visit the Municipal Office at 44 St. Christophe Street, Noëlville
• At Your Bank: Most major banks accept payments (in-branch or online)
• Online Banking: Use your 19-digit Roll Number as the account number
• Pre-Authorized Payment Plan (PAP): Contact us to enroll

Change of Address

Property owners are responsible for keeping their mailing address current. If your mailing address has changed, please complete the Change of Address Form and submit it using the instructions provided on the form.
